Triangle housing market 'leveling out,' buyers have power: Realtor

RALEIGH, N.C. (WTVD) -- Triangle Builder Ryan Johnson owns Revolution Homes and says he wants to build more duplexes in and around Raleigh that will hopefully meet people at their price point.

"We have an opportunity for a lot of different types of smaller housing in this area," said Johnson. "We've had an undersupply for many years, basically since 2020."

He is looking to build more duplexes.

"We want to do a lot more density. We want to do some smaller units, looking for more, what I call attainable housing, because I look at this and go, what could I afford? What can our employees afford? What can people at work with us afford?"

New data from the National Association of Realtors finds that existing home sales nationwide fell last month and that home prices climbed to an all-time high. The national average is now $440,000.

Realtor Eddie Wilson said that the jump is big, but adds that the Triangle's landscape is different and sales are still holding strong because the area is desirable.

"We're really lucky being here in Raleigh, because we do have a ton of job growth, a ton of population influx, a lot of elderly coming back up from Florida that had moved down to Florida from New York," he said.

Wilson says prices in the Triangle are finally "leveling out," and buyers can get some deals.

"You can go in and negotiate some closing costs ... blinds, refrigerators, certain items in houses if it's a new construction property from builders because they are sitting on a lot of inventory," said Wilson.
